40% of the available logistics offer is located in the Hauts-de-France
Today the Lille market concentrates 40% of the logistics offer available within one year (PC obtained) of the 5 main markets (Lille, Paris, Lyon, Marseille and Orléans)*. EOL, the leading player in logistics real estate, is marketing 3 solutions of more than 100,000 sqm available within one year in Bully -les-Mines, Illies-Salomé and Cambrai. The administrative authorisations (building permits and ICPE procedures) having been obtained, this guarantees the delivery of the building in only 10 to 12 months, the time required for construction.
"In France, most logistics zones are seeing their supply diminish due to the scarcity of land on the outskirts of urban areas and the lengthening time required to obtain building permits. Lille is the only exception. The sector is proving to be an excellent opportunity for XXL logistics projects, from 50,000 to 150,000 sqm . The market? in the Hauts-de-France region represents a quarter of the space immediately available and almost half of the future supply in France," explains Karine Louarn, EOL logistics consultant in the Hauts-de-France region.
The Hauts-de-France region has a dynamic employment basin and a central position in Europe, which is no longer in question. Its proximity to the northern ports, major motorways and a large rail network make it a natural destination for logistics facilities with a European vocation. The Delta3 multimodal and logistics platform in Dourges, which is accessible by road, rail and a large-gauge canal, is a good example. Regular combined transport lines serve Lyon, Miramas, Hendaye, Perpignan and Milan. Goods trains also link Delta 3 Dourges to China. All of these advantages have already convinced a number of major brands such as Decathlon, Kiabi, Yamaha, Leroy Merlin and Foir'Fouille to set up in this logistics park.
