PACA region: virtuous sites in response to growing logistics demand



Two latest generation XXL buildings of 63,000 and 87,000 sqm - with the possibility of dividing them up from 18,000 sqm - are currently being developed on the Clésud multimodal platform.

Over the years, the Southern Provence-Alpes-Côte d'Azur region has become one of the main logistics centres in France and Europe. There are several reasons for this success.
With a population of 5 million, of which nearly 2 million live in the Aix-Marseille metropolitan area, the logistics position naturally corresponds to serving a densely populated consumption area. The second reason is the existence of the main French port, whose activity has been successfully developed in Fos. Finally, the PACA region is located at the centre of one of the most important Euroregional territories, stretching from Spain to Northern Italy.
Several sites marketed by EOL deserve particular attention.

Marignane: metropolitan logistics and activity

Very close to Marignane airport, the Alpha Park site, on which EOL has recently installed Colis Privé, offers numerous opportunities, both for small and medium-sized businesses starting at only 300 m² and for commercial signs or logistics projects on 5000 m² lots.
This former industrial site, located in the commune of Gignac-la-Nerthe, is gradually being restructured to meet the needs of customers and is very close to the A55 motorway, which links Marseille to Martigues. In a sector marked by a scarcity of available land, but also with the concern to develop real estate sites without artificialising the land, Alphapark is an opportunity to serve the Metropolis and in particular the city centre of Marseille.

Clésud: an XXL extension in sight

EOL is very involved in the development of the emblematic Clésud site, participating in the marketing of the extension of this major logistics hub in the PACA region. With 650,000 m² of logistics space already built, Clésud has attracted major distribution players such as Rexel, U Logistique, Gifi and Intermarché.
In addition to its location, Clésud benefits from one of the most efficient combined rail-road transport terminals, with daily connections to Valenton and Dourges. Rail transport at Clésud is the focus of much attention and will be the subject of €34 million of investment with the aim of tripling the terminal's processing capacity.
The northern extension of Clésud involves two latest generation XXL buildings of 63,000 and 87,000 m² with the possibility of dividing them up from 18,000 m². The buildings, which will be equipped with a photovoltaic roof, will be built on a site that has been particularly well cared for in terms of planting and biodiversity. They are aiming for BREEAM Good certification.
The construction of these XXL platforms allows for optimal use of the land, while allowing for the creation of sites that cross over each other and recreating an exemplary landscaped area.
Thetargets of these two new sites are distribution and e-commerce companies, as well as European logistics service providers, who will benefit from the cluster's assets, particularly its combined transport site .

Distriport resolutely "overseas" oriented

The logistics organisation of the PACA region includes another essential hub near the Fos container terminal, Distriport. EOL is particularly active in this hub and offers 2 buildings of 40,000 m² for logistics and distribution companies for import or export platforms. Distriport has a railway branch line which is already used for some important traffic, such as the export of mineral water.
These projects testify to the dynamism of the region and its competitive potential in relation to the main Italian and Spanish centres.
