The Centre-Val de Loire region, a logistics area of excellence

The Centre-Val de Loire region has established itself as the5th largest logistics centre in France (Logistics Property Market Outlook 2020). With less than 4% of the French population, it is home to nearly 7% of the country's logistics facilities and more than 10% of the XXL platforms of more than 40,000 m². The region's logistics stock consists of 3.9 million sq.m. of buildings larger than 10,000 sq.m.
The region's logistical weight is primarily due to the Orléans region which, since the 1980s, has been able to take advantage of its proximity to the Ile-de-France and the motorway network, as well as its industrial activities. This sector alone accounts for 55% of the region's logistics buildings.
Despite being off the Lille-Paris-Lyon-Marseille backbone, the Centre-Val de Loire region remains one of the main and most dynamic logistics centres. The figures for road transport of goods show an increase in flows, excluding transit, of 4% between 2014 and 2018.
This region is first and foremost a multipolar territory. The Orleans logistics perimeter, historically developed around Ormes and Saran, has expanded along the A10 motorway, to Meung-sur-Loire and Mer.
Logistics centres have developed in Vierzon, Bourges and Châteauroux, industrial towns that benefit from motorway infrastructures, a dynamic freight airport, significant employment pools and available land.
The Centre-Val de Loire region has been able to attract large logistics sites with a national or European vocation. The region is home to one of Amazon's main platforms, as well as major logistics service providers and distribution groups that have been able to take advantage of the region's infrastructure and geographical position in Europe.
This area is particularly popular with e-retailers. The MH France / Aosom group chose this region by renting a first site of 12,000 m² in Droue-sur-Drouette (Eure-et-Loir) and recently a second site of 21,000 m² in Mer.
The region is also one of the main centres chosen by investors. At the edge of the Ile-de-France region, along the A11 motorway, in Auneau, an 82,000 m² XXL warehouse is planned for the end of 2022.
In the Artenay-Poupry hub, north of Orléans, a 43,000 sq. m. XXL building is being offered for rent. A first tranche of 18,000 m² is being built in white and will be delivered during the summer.
Although Orléans has traditionally been a logistics hub, this is not necessarily the case in Chartres, which offers few opportunities. An 18,000 sqm building, with ICPE authorisations for the storage of hazardous products, is available for rent or sale. It is available within 12 months, as the building permit has been obtained.
The Centre-Val de Loire region is not only popular for XXL sites, but also for smaller sites. A few 5,000 sqm sites are available in existing buildings in Fleury-les-Aubrais and Ormes.
The multipolar configuration of the region offers potential opportunities for urban logistics, enabling better organisation of logistics flows and carbon-free delivery in the urban areas of Chartres, Tours, Blois, Orléans, Bourges and Châteauroux. However, to enable the energy transition, the equipment of this region with CNG stations, currently underdeveloped, is a priority.
The available surfaces, under construction or planned in this territory located at the borders of Ile-de-France and the West of France, total a potential of approximately 1.4 millionm2(cf. PM EOL). These figures include numerous projects for XXL sites, but also buildings available immediately or in the very short term.
